What is a master-planned Community? A master-planned community is like a self-contained small town. These developments are meticulously designed to offer residents a well-thought-out cohesive living experience. Each master-planned community will have at least one or several common areas such as parks, pools, walking trails or other amenities like tennis or pickle ball. Having these common areas feels more like a community than a metropolitan city.
Let’s talk about Homeowners Associations or commonly known as (HOA)] These are the gatekeepers. They play a vital role in maintaining the aesthetics and well-being of these communities. From enforcing rules to managing amenities, HOAs ensure a seamless living experience. There is an additional cost living in these communities but in most cases the benefits of consistent price appreciation out-ways the cost of the monthly fees.
The next topic to tackle is Special Improvement Districts (SID)] Teresa: Now, let's talk about SIDs – What is a SID or Special Improvement District? It is the financial repayment for the infrastructure of master-planned communities, such as roads, sewers, and lighting as well as the amenities of the community. Before placing an offer on a home, find out how much is HOA and if there is a SID on the property. To give you a baseline reference, an HOA in a gated community in Summerlin is around $100.00. The master-planned fee is around $60. An average SID payment is around 500.00 and it is paid twice a year.
What are the Pros and Cons of Living in a Master-Planned Living Community. You should drive around several of our master-planned communities and then drive into communities that are not in a master-planned community there will be a stark difference. The advantages are the Cohesive, aesthetic appeal which creates stable property value appreciation. But there's a flip side too would be all the restrictions. If you have a works truck or you are planning to run a business out of your house using several work trucks, a master might not be the right choice. You may find that it is too much friction. Las Vegas is home to several master-planned communities, each offering a unique living experience with amenities, parks, and community features. Let’s talk about a few of them so that you can create a short list of community possibilities that you may want to look at.
1. Summerlin:
Located on the western edge of Las Vegas developed by the Howard Hughes Corp, it’s the largest master-planned community in Las Vegas covering 22,500 acres that is comprised of Summerlin South, Summerlin North and Summerlin West. Summerlin has received numerous awards and national recognition for its commitment to quality living, its amenities, and its community engagement. Known for its vast parks, recreational facilities, and extensive trail system as well as its shopping centers, and schools both public and private. Downtown Summerlin serves as the community’s vibrant urban core with its open-air shopping, dining, entertainment, and cultural attractions. Summerlin is bordered by the Red Rock Canyon National Conservation Area for you to enjoy a scenic drive through or experience a wonderful day of hiking.
2. Green Valley
It is in Henderson and was Southern Nevada’s first ever master-planned community. The 1,310-acre master planned community has a carefully planned mix of land with 775 acres of residential neighborhoods and 310 acres for retail, office, and medical facilities. A couple of the main attractions is the district which includes outdoor shopping and restaurants venues as well as the resort gaming hotel called the Green Valley Ranch Hotel and Casino.
3. Anthem
Anthem master planned community is situated in the southeast area of the Las Vegas Valley that opened in 1998, developed by the Del Webb Corporation. It’s a sprawling 4,500-acre community that is nestled in the foothills of Black Mountain and McCullough Mountain offering residents beautiful elevations that provide majestic southern views of the city. Some of the more notable amenities include the Anthem Country Club, an upscale guard-gated community and Anthem Highlands.
It is in the southwestern part of Las Vegas and was developed by the Focus Property Group. Mountains Edge is situated on 3,000 acres that has 4 elementary schools, 2 middle schools, a high school, a fire station as well as shopping centers and restaurants. More than 500 acres are designated for parks and trails in the community providing a wonderful connection with nature. The amenities include neighborhood parks and as well as a clubhouse with 2 swimming pools, spa, kitchen, party room, basketball court, playground, workout areas, and BBQ facilities. It’s known for its scenic views of the mountains as it’s bordered by the Spring Mountains and the Red Rock National Conservation Area.
5. Providence
It is located on 1,200 acres above the sparkling lights in the northwest part of Las Vegas and was developed by the Focus Property Group as well. Near the intersection of US-95 and I-215 freeways it is known for its convenient location and accessibility as well as its diverse architectural styles. You will find all of the modern comforts and amenities you would expect from a new home built by one of the nation’s top homebuilders. Flowing parks and tree-lined boulevards connect the neighborhoods in the Providence community.
